CALCLOUNGE · PROJECT COST ESTIMATORS

Roof Replacement Cost Calculator

Estimate renovation budgets with adjustable project dimensions, rates and contingency. All prices are illustrative USD inputs, not local contractor quotes.

Estimate project cost

Budget planning only. Local labor, permits, finishes and site conditions can materially change actual costs.

Price the measured sloped roof area

  1. Enter actual roof surface area in square feet, adding roof planes as needed.
  2. Enter material and labor rates per square foot on the same area basis.
  3. Set contingency, calculate, and check that separate quotes do not repeat costs already included in the rates.

Roof Replacement Cost Calculator: formula and assumptions

Budget = measured roof area × (material cost per ft² + labor cost per ft²) × (1 + contingency ÷ 100).

Worked calculation

2,200 ft² × ($3 + $4) × 1.10 = $16,940.

What this estimate includes

Use actual sloped roof surface area, not building footprint. Rates must explicitly account for tear-off, disposal, underlayment, flashing, decking repairs and permits where needed. Zero material or labor cost is allowed.

Planning details that change the estimate

A building footprint is not the same as sloped roof area. Confirm whether rates include tear-off, disposal, underlayment, flashing, decking repairs, ventilation and permits. Roof access and geometry can change labor substantially. This calculator adds material and labor rates before applying contingency; it has no separate tear-off or repair line.

Roof Replacement Cost Calculator FAQs

Can I enter roofing squares?

Convert first: one roofing square is 100 square feet. The input expects square feet.

Does this automatically include removal?

No. Include removal in a rate only when the quoted scope includes it.

Can I compare roof materials?

Run separate scenarios with matched material and labor assumptions. Keep the measured area consistent.

RESULTS

Roof area: 2,200 ft²

Combined rate: $3.00 + $4.00 = $7.00/ft²

Subtotal before contingency: $15,400.00

Contingency (10%): $1,540.00

Estimated total: $16,940.00

Additional worked example and planning table

Illustrative combined-rate totals for 2,200 ft² at 10% contingency (not a verified regional quote)

Prices vary by region, material, roof pitch and complexity, labor, and disposal scope.

Combined rate (material + labor)Subtotal before contingencyTotal with 10% contingency
$5.00 per ft²$11,000.00$12,100.00
$7.00 per ft²$15,400.00$16,940.00
$10.00 per ft²$22,000.00$24,200.00

Check: $11,000 x 1.10 = $12,100; $15,400 x 1.10 = $16,940; $22,000 x 1.10 = $24,200.

Second worked example: 1,800 ft², $5 material, $6 labor, 5% contingency

Step 1: Combined rate = $5 + $6 = $11 per ft².

Step 2: Subtotal before contingency = 1,800 x $11 = $19,800.

Step 3: Contingency = $19,800 x 0.05 = $990.

Step 4: Total = $19,800 + $990 = $20,790. Result: $20,790 estimated total.

More frequently asked questions

Can I use the building footprint if I do not know the sloped area? Not directly. The tool expects sloped surface area. If only the footprint is known, convert it using the roof pitch factor for that pitch, or measure each roof plane, before entering the area.

Does changing the area change the per-square-foot rate? No, in this tool the rate stays the same and the total scales with area. In practice, very small or complex roofs may still be quoted at a different rate, so check the quote basis.

What if disposal is quoted separately? Add disposal to the material or labor rate you enter, consistently, only if it is not already included. Do not add it in both rates, or the total will double-count it.

Sources and method note

Method: budget = measured roof area x (material cost per ft² + labor cost per ft²) x (1 + contingency / 100). No named source is cited here. Prices vary by region, material, roof pitch and complexity, labor, tear-off and disposal scope, and local requirements, so treat the result as a planning estimate only.
